BNP Paribas Real Estate Investment Management (BNP Paribas REIM) Germany has acquired the 4Urban logistics portfolio in Austria from Frasers Property Industrial on behalf of the fund European Impact Property Fund (EIPF).
The real estate portfolio comprises four logistic and warehousing assets for a total surface area of 71,000 sqm. It includes one asset located in the 11th district of Vienna City, two assets at the Vienna international airport and one within the business and commercial agglomeration of Messendorf in the city of Graz.
The assets are let to a diverse tenant mix. Such variety also means risk diversification, making the portfolio particularly attractive to fund investors.
"We would like to thank Frasers Property Industrial for the excellent collaboration. Being able to include these four assets, all of which are situated in great locations, in our portfolio is an excellent opportunity to expand our logistics exposure in Austria. The entire logistics sector has experienced a heavy push thanks to e-commerce and continues to grow. That makes 4Urban an excellent addition to our European investment activities", says Isabella Chacón Troidl, Chief Executive Officer of BNP Paribas Real Estate Investment Management Germany.
The European Impact Property Fund (EIPF) is the first European real estate fund to comply with the regulations under the 2015 Paris Agreement. EIPF is planning to significantly reduce carbon emissions at the assets over the next 10 years. BNP Paribas REIM will make sure that energy consumption is reduced and that photovoltaic systems are used to produce renewable electricity.
The transaction was brokered by CBRE and BNP Paribas REIM holds 100 per cent of shares in the portfolio.
