COVID-19 leads to investment volumes dropping 23% over the year

CRE investment in Europe in 2020

Total investment in Europe, although posting a reduction of almost a quarter in volume size over 2020, is actually very robust. Market activity is good certainly compared to post GFC period: volumes are higher than that seen in the 2007 peak. Each country posts different outcomes with Covid that reflects their pre-crisis position in investment.

 

Origin of foreign CRE investment to Europe

The spread of the outbreak through Europe affected foreign investment. In spring, most foreign investors delayed their ongoing deals until Europe was open again. Over Q2, foreign investment plummeted but improved over Q3 and Q4 restricting the 2020 drop to -23%.

 

Average prime yields

The downward trend in office prime yields, ongoing for several years now, halted for most markets in 2020. But they are showing movement in some markets.
